Work with attorney to draw up leasing agreement, confirm move in dates with tenant, review lease guidelines with tenant. Ensure all agreements have been properly executed and understood. Perform detailed move in inspection.
Confirm receipt of rent, track down late payments (if necessary), send out notices, enforce late fees and report rents collected to Experian Credit Bureau
Build cases, collect information, organize & file relevant paperwork to initiate and complete an unlawful detainer action, coordinate with law firms and law enforcement to to take action or remove tenant.
Create ads and select the right advertising outlets including; paid and free rental listing websites, print publications, signs, MLS, flyers, Agents, 24-hour hotline with detailed property information.
Clean home and optimize interior appeal. Manicure landscaping to increase curb appeal.
Perform a background check to verify identity, income, credit history, rental history, grade tenant criteria and more.
Advise clients in the event of a legal dispute or litigation. Work with a qualified attorney when necessary.
Understand and abide by the latest local, state and federal legislation that apply to leasing rental properties.
Perform periodic inspections (both inside and out) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc. Including periodic A/C checks, with pictures.
Provide property accounting services, make payments on behalf of owner, maintain all historical records, provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form.
Provide and oversee an outsourced maintenance crew, establish a preventative maintenance plan, select from a network of licensed, bonded and fully insured contractors who have been vetted for good pricing and good work that is up to code. Assign jobs based upon who will do the best job for the best price.
Inspect unit and document condition upon move out, return the balance of the security deposit to the tenant, forward any amount of the owner’s portion of the deposit to the owner or hold in owner reserves for necessary repairs, clean unit and perform needed repairs or upgrades, put the property back on the market for rent.
We include a lot of services within our full-service management agreement not listed; from day to day operations, tenant communication, tenant insurance support, credit reporting, notice prep, consulting attorney's on complex legal matters to protect our clients, coordinating with our outsourced CPA firm on monthly reconciliations, tenant arbitration agreements in place, vendor oversite and other protections.
